Sometimes we come across people who spend their free time volunteering in different organizations and charitable institutions. Sometimes too, we learn of people who volunteer in neighborhood drives; whether it's a clean-up drive; a fund raising for the community or even spending a few hours helping neighbors take care of their overwhelming chores.

The possibilities of volunteering are endless. But really, Why Is Volunteering Important? Why do people do it; and some don't? What can we get out of volunteering our time, effort and sometimes even our resources?

THE REWARDS OF VOLUNTEERING

Volunteering not only works for those receiving help but also those who do different kinds of volunteering acts. Truth be told, when faced with the question of Why Is Volunteering Important; there are many reasons why it is beneficial to all concerned.

Firstly, when we volunteer our time for a good cause; the rewards we reap are far greater than any promotion we could get from work; or good grades we get from school.

People who volunteer can't help but feel just a little bit more positive about life. When we see the dire straits of others; we feel lucky and blessed to have a better life.

Volunteering also gives hope to those who may have lost all hope to live; who may have lost their trust on humanity. We may even be instrumental in inspiring others to pick up their lives and start over; and perhaps also inspire others to volunteer their time, talent and resources.

WHERE CAN WE VOLUNTEER?

If we want to volunteer but don't know where to start; we can always check out different organizations on the internet where they could use all the volunteer help they can get. These could be helping save animals; making the elderly feel loved and happy again; or we can simply check out our own community and see where we can help.

We don't have to start big when considering Why Is Volunteering Important and where we can share whatever we have to the less fortunate. Volunteering to help a friend; a family member; giving our time to school activities; and even simply helping someone at random are already good acts of volunteering.

1. Avoid working with buyers. You can make a lot of money if you are a good listing agent. Remember the old saying that you have to "list to last". I do not completely agree with that since most of my income the last 5 years have come from buyers. However, if you look in any market the largest producers are usually the big listing agents.

2. Qualify. Qualify. Qualify. I see way too many agents just hop in the car to go show property without really qualifying the prospect. Ask as many questions as you can get away with. Here are a few examples:

a. Are you working with an agent yet?

b. When are you looking to buy?

c. Are you paying cash or have you arranged financing yet?

d. Do you need to sell a home prior to buying?

e. How large of home do you need?

f. Do you prefer newer or older homes?

g. Have you been to (city) before? If so, what areas do you prefer?

h. Do you follow the real estate market? Do you feel we have hit bottom yet? If not, are you OK with buying at these market levels?

i. Is this an exploratory trip or will you buy if you see a home that suits your needs?

j. How long have been looking to buy a home?

You do not want to make it an interrogation so be tactful in how you ask some of these questions. I have always found that a conversation works well or ask them questions in an email with an emphasis on how these will help save them (and you) time.

Some of these questions can save you a bunch of time by finding out exactly who your client is and work them accordingly.

3. Say No. Learn to say no to people who you know are a waste of time. You are running a business and have to be efficient about your time. I would not be so strict that you can't spare 30 minutes to go show an old client a home even though you know he will not buy it. The old client may never use your services down the road.

I get requests all the time from vacationers who want to go see a few a beach front condos. After I ask them a bunch of qualifying questions it is apparent that they are not serious. Sometimes, after my questions they realize they are wasting my time and decide not to look at them. This can be a tough one sometimes because every now and then you are surprised who does buy and does not buy.

4. Show the best properties. It is not about the quantity of properties but the quality. I explain to buyers that I plan to show them the best properties and will eliminate the ones that are waste of time. Obviously, to do this you need to good market knowledge. It is hard to pick the properties that best suit your client if you do not know the market very well. Some of the buyers of my largest transactions only saw 4 or 5 properties. I sold a home in Sarasota last week with a list price of $1.695 million. They viewed 3 homes. Every personality is a little different. Some buyers need to see 30 homes before they feel comfortable pulling the trigger.

5. Educate. Educate your buyers on the market. Buyers have to be well informed before they pull the trigger. The amount of information is different for each buyer. Be careful not to overload your buyers with too much information. They might suffer from paralysis of analysis. This goes back to learning who your client is through a number of questions. Some buyers need all of the information to buy while other only need an executive summary of the market. Figure them out and work accordingly.

At some point in the process I mention some market statistics. For example, "last month all of the properties that sold did so for about 93% of list price." This sets their expectations of the market. I weed out a lot of lookers this way because they hear all of the horrible news about Florida real estate and expect a 40%-50% from the list price.

If money is no object, then look to purchase virgin hair which hasn't been treated with any chemicals. This can last up to 12 months, is easy to manage and looks fantastic. For many, the virgin price tag is too extreme and not really worth it considering most of us like to change our style every few months. For those that don't purchase virgin hair, make sure you chose remy hair.

There are three main types: Indian, European and Chinese. As a general rule, Indian hair is thicker than European but thinner that Chinese hair. So if you have thin hair, its best to steer clear of Chinese hair. Conversely, those with thick hair would probably be best to avoid European hair. A good medium is Indian hair as it is still of good quality and would suit most types of hair.

3. Use: What are you getting extensions for and what type of lifestyle do you lead? If you want extensions for a school formal, wedding, or have a big night out planned, then clip on extensions may be the best option for you. These can be added in just a few minutes and tend to be cheaper than adding permanent extensions. Also, if you lead an active lifestyle and often partake in activities such as swimming, you may be best to chose clip on extensions so they can be removed and won't get damaged.

For many, the chore of adding and removing clip ons can be too much. If this sounds like you, and you want to wear extensions every day, then go for permanent extensions. There are many different methods and discussing each would require a whole separate article! CPR Training comes in handy in cardiac arrest situations and other medical emergencies such as assisting victims of choking, administration of Heimlich Manoeuvre, drowning, electrocution, drug overdose and suffocation. A CPR Training Program must be recognized by institutions such as the Red Cross and the American Heart Association.

Employees in medical offices, corporations and government agencies, babysitters and persons giving care to the elderly, are required to have this training. Concerns about the contraction of HIV/AIDS and hygiene matters revolving around practices such as mouth to mouth resuscitation, are settled by the use of sanitary barriers. Therefore, there is no reason to avoid this training, since it is safe.
Training can be acquired from local hospitals, chapters of the Red Cross, together with the internet, which is convenient for busy people and is a cheaper option owing to the lack of an instructor. Trainees are required to take the classes and afterward, a written examination.

The several types of CPR Training include: Adult CPR Training, Infant CPR Training, AED Training and First Aid Training.

The first step is to call 911 where the victim is non-responsive or breathing abnormally, then return to them to administer the CPR. If the victim is a child, it is advisable to administer CPR for 2 minutes, before making the call. The administrator is to begin chest compressions by pushing down, hard and fast at at least 100/minute, 2 inches to the center of the chest, and for 30 times. The heel of either or both hands can be used in the case of a child, and two or three fingers, in the case of an infant, whereby, the pressing should be done at about 1 and 1/2 inches unlike the case in children and adults. This should be followed by blowing into the mouth of the victim, for about 1 second, after titling his head backward, lifting his chin and pinching his nose. This is to be done until the chest rise. The titling of the head should not extend too far back when being performed on an infant. Thereafter, the administrator should proceed with the pumps and breathes until qualified assistance arrives.

CPR can moreover be performed on cats and dogs when unconscious, therefore eliminating the risk of biting. Any obstruction in the mouth of the animal should be removed. For a large animal, its jaws should be tightly shut and the administrator proceeds to breathe into its nose. For small animals, the administrator is to cover both the nose and mouth with his own mouth, as he breathes. In both cases, the breathes should be 2. The chest is then expected to rise. Thereafter, chest compressions should be performed. This can be carried out on large animals, by laying it on its back and performing the compressions as on humans. As for small animals, it may be laid on its side or back and one or both sides of the rib cage compressed. After this, breathes should be alternated with the compressions.

More than forty years after the building of a skyscraper hotel in one of the world's capitals comes a novel about hotel living: "The Dream of the Decade - The London Novels" by Afshin Rattansi, former BBC Today Programme Producer.

The location of novel is the London Hilton skyscraper in Park Lane, finished in 1963 and designed by William B. Tabler Architects. The protagonist, a 1980s working-class-man made-good is a millionaire - but what about others who have chosen to live in hotels instead of buying property?

In New York: The Carlyle - "Though hotel residents come in varied shapes, sizes and ages, the population tends to skew older and toward a high tax bracket, said Marcie Lieberman, hotel manager at The Carlyle. "It's usually an upper-echelon person. People who have gotten used to a certain convenience and who like living in an environment where those things are available," she said.

Combine that with the right amount of pampering, and you've got the answer to a hotel dweller's prayers - all ending in amenity. The Ritz-Carlton on Central Park South, for example, offers inclusive and a la carte services for any situation from wanting a massage to needing diamonds at a moment's notice." In London: "John Petch, sales director of boutique hotel group, GLA Hotels (owners of the Lancaster in Paris and the Cadogan Hotel in London) began his career with the Savoy group in the early 1980s. Back then, the fifth floor at Claridges was reserved for long-term guests. But by the early 1990s, he says, hotel residency was dying out. Even the wealthy regarded long stays as uneconomical and turned their attention to affordable second-home investment opportunities.

But the tide is turning; both the Lancaster and Cadogan have three long-stay residents who use the hotels as their city bases. "People are moving back into hotels because of the security and service," says Petch. Boutique hotels also excel at providing a home- from-home atmosphere backed up with personalised service.
